Your pipeline's already full. Is your product suite keeping up with it?
More programs means more ways to get today's deal closed, not just the standard box.
A flat org chart, with no regional or divisional layers between you and a real answer.
A leadership team that's accessible and still close to production.
A team focused on one thing: closing your deals on time.
If you closed three more deals a month, what would that mean for your business this year? That's what a product suite like ours can do. It's about having the right program so the deal in front of you doesn't die.

We approve builders and manage draws in-house, which means fewer delays and more room to make an exception when a deal needs one. We even support VA construction, when many lenders won't – you can find our entire product list below. That same in-house approach carries over to ADU construction and renovation, so smaller-scope projects move with the same speed and flexibility as a full build.
When a client needs to move before their current home sells, or a deal needs the kind of structure a conventional lender won't touch, this is where exceptions get made instead of deals getting declined.
Our portfolio programs exist because guidelines shouldn't be the reason a good borrower doesn't close. Portfolio ARM and Non-QM give you room for the self-employed borrower, the complex income situation, or the deal that's good but doesn't fit a standard box.
For originators who already have builder relationships, forward commitments give your builder partners certainty on rates and terms before a buyer even signs. Paired with builder marketing support, this becomes a conversation you can bring to your builder partners that goes well beyond a rate sheet, because it's backed by everything our family of companies can offer, not just a mortgage.

Builder relationships that keep sending buyers.

Locked terms before a buyer even signs.

Marketing support and more, not just a mortgage.

More than a rate sheet.

Warp Speed Holdings is the parent structure behind everything here. CalCon Mutual Mortgage, doing business as OneTrust Home Loans, is the core mortgage business. Separately, Warp Speed Holdings also holds a portfolio of joint ventures with builders and real estate brokers. Understanding how these pieces fit together matters, because it shapes what kind of support and structure stands behind your business here.

Josh and Shane Erskine started as Mortgage Loan Originators in 2004 and built their way into the Top 50 for loan volume within three years. During the financial recession, they developed seller financing structures for major projects when conventional financing wasn't an option. They founded CalCon Mutual Mortgage in 2008 out of a 450 square foot office in San Diego, and grew it into OneTrust Home Loans. That same drive to build led them to establish Warp Speed Holdings, the parent structure that today gives OneTrust originators more resources than a standalone mortgage company could offer on its own. They've underwritten complex financing, unconventional properties, and portfolio structures most lenders won't touch. The company's backbone is built on people who've already done the job they're now asking you to do.
James joined as CEO in 2024 after leading national retail production at Newrez and serving as COO at Stearns Lending, where he oversaw the largest builder joint venture in the industry. His focus now is continuing what Josh and Shane started, with an emphasis on giving originators the tools and opportunities to do more with the business they already have.
These reasons and more are why James was recently named a HousingWire Vanguard. Read More>>>
No regional layer. No divisional layer. That's what a flat organizational structure looks like here: when you need an answer, whether it's onboarding, support, an exception on a guideline, or a builder approval or draw request, you're having a direct conversation, not waiting in a queue behind three other offices.
NSS is our onboarding and support team, and it's what makes that possible day to day. From your first file to your three hundredth, NSS is the group most originators here point to first when they talk about why they stayed.
We also use SKIE AI, our branded implementation of MODM AI technology, to speed up the parts of the job that used to eat your time, file status, documentation gaps, routine questions, so more of your day goes to selling, not chasing updates.
We don't just follow guidelines, we know them well enough to find the exception that gets a good deal done. It's part of why our EVP of Credit and Collateral, Nicholas Nyland, was just named a 2026 HousingWire Insider.
